Is Sotogrande a town?+
No. Sotogrande is a private urbanisation inside the municipality of San Roque, in Cadiz province, on the Campo de Gibraltar. It is not in Malaga province. San Roque is the municipality of record and had 34,310 residents at 1 January 2025. Founded in 1962 by Joseph McMicking with his nephews Jaime and Enrique Zobel, it was built around a golf course on an estate bought inside San Roque's boundaries. Polo arrived in 1965, Valderrama was built by 1974 and the marina opened in 1987.
What is Parques de Sotogrande and can I opt out of it?+
Parques de Sotogrande is an urban conservation entity that runs the urbanisation's internal services. It describes itself as an entity of public law of compulsory inclusion, with its own legal personality; owners cannot renounce membership. Its statutes were approved by San Roque council in November 2003 and registered in April 2004. It is governed by an annual general assembly and a board elected every four years. It does not publish an itemised service list or its exact boundary, so ask before buying.
How do Sotogrande asking prices compare with San Roque?+
Sotogrande has its own standalone report in the price index rather than appearing as a district of San Roque, which tells you something. In July 2026 it was indexed at roughly two and a half times San Roque's last published figure, and had risen by about a tenth over the year. One caveat: San Roque has no July 2026 figure, so the comparison uses its June value, and the three San Roque districts carry no values at all.
Which areas of Sotogrande are the most expensive?+
Four areas carry prices. Dearest to cheapest: Puerto de Sotogrande-La Marina, then Sotogrande Costa, then Torreguadiaro-San Diego, then Sotogrande Alto. The marina area has also risen fastest, up by more than a quarter over the year, with Sotogrande Costa close behind. Torreguadiaro-San Diego and Sotogrande Alto have barely moved over the same period.
Is Sotogrande International School a British school?+
No, and this catches British buyers out. The school sits on Avenida de la Reserva, takes day and boarding pupils from six months to eighteen, and teaches the International Baccalaureate primary, middle years and diploma programmes. In Spanish law it was authorised in June 2010 for the North American education system, and the same act extinguished its authorisation to teach the British system. Its Spanish authorisation is for the North American system and it teaches the IB. A second school, the International Montessori School of Sotogrande, is also authorised under the United States system, for ages up to twelve.
Where is the nearest hospital and health centre?+
There is no health centre named Sotogrande. The nearest public facilities are auxiliary surgeries at Guadiaro, San Enrique and Torreguadiaro, and the nearest full health centre is in San Roque town. Since the Campo de Gibraltar health area was split in September 2020, San Roque and Sotogrande sit in the eastern area, whose reference hospital is the Hospital de La Linea de la Concepcion. It is not Algeciras, which serves the western area.
How do you get to and from Sotogrande?+
The town hall puts Gibraltar airport fifteen minutes away by dual carriageway and Malaga about an hour by toll motorway and coast road. Gibraltar flies to five destinations, all in the United Kingdom, on two airlines; for anywhere else, Malaga is the airport. San Roque-La Linea station is in the municipality, on the line towards Algeciras; the Madrid service currently runs as a combined bus and high-speed-train product. A bus between Estepona and La Linea stops at Torreguadiaro, San Enrique, Guadiaro, Pueblo Nuevo and Sotogrande Alto, and San Roque runs municipal buses, free to registered residents.
What are the costs of buying property in Sotogrande?+
When buying property in Sotogrande, budget for property transfer tax (ITP) of 7%, plus roughly 3-4% in notary, land registry and legal fees. Agency commission is usually paid by the seller. On the mainland and the Balearics, new builds pay VAT (IVA) of 10% plus AJD stamp duty instead of ITP. Transfer tax is set by Andalucía rather than nationally, and reduced rates can apply for main homes and younger buyers.
What are the ongoing costs of owning property in Sotogrande?+
Annual property ownership costs in Sotogrande include IBI (property tax) of 0.4-1.1% of cadastral value, community fees (for apartments), rubbish collection tax (basura), utility bills, and property insurance. Budget approximately 2-4% of property value per year for all running costs. IBI is set by the town hall of Sotogrande within a national band, so it is municipal rather than regional.
What taxes do I pay when selling property in Sotogrande?+
When selling property in Sotogrande, you pay capital gains tax (plusvalía) on the profit at rates of 19-26% depending on the gain amount. Non-residents have 3% of the sale price withheld at completion. You may also pay municipal capital gains tax. Main residence exemptions may apply for residents over 65. Capital gains tax is national, so it is the same in Andalucía as anywhere in Spain. Plusvalia municipal is set by the town hall of Sotogrande and has had two calculation methods since the 2021 reform, so ask your lawyer which one is cheaper for you.
Can I still get a Golden Visa by buying property in Spain?+
No. Spain withdrew the Golden Visa property investment route in April 2025, so buying in Sotogrande no longer leads to residency. Non-EU buyers who want to live in Spain apply for a separate permit instead, most often the non-lucrative visa (proof of income and private health insurance) or the digital nomad visa (remote work for non-Spanish clients). Ask an immigration lawyer which route fits your situation before you buy.
